The clients’ decision to refresh their home, originally built in 1989, was driven by a desire to modernize the space and increase its market value for a future sale.

The clients selected HomeSource Builders to renovate their homes and improve both their functionality and visual appeal. They wanted to give the space a fresh update to bring it into the modern era and increase its market value. 

We completed two major renovation projects for them, focusing on the main level and basement. Our work involved modernizing the design, improving the layout, and using high-quality materials to reflect the clients' evolving tastes. The result is a cohesive, sophisticated space that meets contemporary standards and adds significant value to the home.

Here's a look at what we did: 

Demolition and Framing 

  • Created a demolition plan to open up the lower level. 

  • Removed double doors at the office, double windows, and two exterior doors. 

  • Removed decking from the exterior area outside the lower level. 

  • Framed new layouts for the living space, bedroom, office (with fireplace hearth), storage spaces, and a bathroom. 

  • Lowered ceilings where needed while maintaining existing heights as much as possible. 

  • Installed new interior and exterior doors and windows. 

Interior Remodeling 

  • Removed existing kitchen cabinets, countertops, and appliances. 

  • Converted Jack and Jill tub units into shower units. 

  • Stored and reinstalled toilets in the Jack and Jill bathrooms. 

  • Completely gutted and redesigned the main level guest bathroom. 

  • Removed master shower tile and walls of the master water closets. 

  • Removed pressure-treated decking boards on the rear deck. 

  • Removed drywall to accommodate new wiring and plumbing designs. 

  • Removed flooring in the upstairs (except the master suite), main level guest room, laundry room, and kitchen. 

  • Removed the deck off the garage and decking boards of the rear deck. 

  • Removed the entry door from the deck to the garage and the common wall of the new garage addition. 

Basement Remodel 

  • Enhanced the open-concept layout to improve the flow and functionality of the space. 

  • Added more natural light to the basement. 

  • Increased the home's value, leading to a significant return on investment when the property was sold in 2023.
